  • Why should I use an independent broker?

    Finding a good manager and then understanding management contract nuances can be complicated. As an independent broker, we make these elements much simpler by bringing you all the options and information, so you don’t have to go digging for it. With industry connections, we’re also able to unlock other financial benefits such as arrange discounts for long-term management appointments, and generous incentives for business referrals.

  • How do I know if something isn’t right with my current OC Manager?

    When you know, you know, but some of the common signs are:


    • Your manager doesn’t respond to your communications for days or weeks at a time — if ever. When they do respond, communication is often confusing or unclear.
    • You are allocated a new manager every 6 - 12 months.
    • Complaints go unheard or unresolved, so you constantly have to elevate your concerns to senior management.
    • Minutes are issued weeks or months after a meeting takes place.
    • Maintenance isn’t carried out in a timely manner — or at all — creating an unappealing and potentially unsafe environment for residents.
    • Financial reports lack transparency and this makes it difficult to be open and honest with residents.

  • Why should I trust the Managers you recommend?

    There’s nothing wrong with a bit of healthy skepticism, especially if you’ve been burnt before. We only suggest management companies we know, trust, and who can meet your needs — here’s why they stand out.


    • We require Managers to agree to a range of innovative contractual terms and conditions that guarantee performance improvements. We will never suggest a Manager that promises the world but won’t commit to it in writing.
    • We exclusively work with small to medium management companies, as we see them as being more nimble and adaptive than big businesses.
    • The management companies we recommend take the time to visit your property and understand issues first-hand.
    • The companies we work with will tailor their quote to the unique circumstances of your OC
    • No tricks — we don’t side with companies that offer low management fees to lure you in and then “catch up” with additional fees and large commissions. We ensure our management partners’ pricing allows them to invest in their staff and systems; the two most important elements of strata management.
  • How does the pricing work?

    Pricing is a little different for each of our three services, but all include GST. Here’s what you can expect to pay.


    Changing Manager


    Free! There is no fee payable for Owners Corporations as we will receive a flat-fee payment from your new management company. This payment is based on the numbers of lots in the OC. By charging a flat-fee and not a percentage, we add an additional unbiased layer to our recommendation because we’ll be paid the same, no matter who you end up going with.

     

    Contract Negotiations, Audits & Reviews


    Fees vary based on the size and complexity of your Owners Corporation, with costs ranging between $600 – $1,000.

  • Can we throw another Manager into the mix?

    You may have identified a management company that sounds like a good match but they aren't within our network of preferred providers. Despite this, you'd like to engage us to review their offering to provide you and your owners corporation with additional comfort on your potential selection.


    Not every strata management company is willing to pay a referral fee, which is fair enough. 


    Whilst our Changing Manager service is normally free of charge to your OC, it is not free. We can review another company's proposal and provide advice on what (or what not) to include in the contract but we will require payment for our services. 


    If and when this situation arises, we'll provide you with a quote so that you and your commitee understand exactly what's involved.

  • Is strata management the same as body corporate management?

    Yes, the industry has a few interchangeable terms which can be confusing. Strata Management, Owners Corporation Management, and Body Corporate Management all refer to the same service.

  • What can I expect in the initial consultation?

    In the initial consultation (conducted online), we’ll ask a range of questions to understand the nature of your Owners Corporation and the type of service that is best suited to your needs. We will also explain what happens next, so that you know what to expect afterwards.
